KEY HEIGHTS AND KEY VISTA
MANUFACTURED HOUSING COMMUNITY - MAINTENANCE TECHNICIAN
FUNCTION: Perform all routine and preventative maintenance in order to maintain the physical integrity of the property. 30-34 hours per week.
REPORTS TO: Community Manager
MAINTENANCE/CUSTOMER SERVICE (Including, but not limited to)

• Effectively handle tenant service requests, correcting the situation within 24 hours when possible
• Maintain awareness of the physical condition of the property and immediately report unsafe conditions to the manager
• Maintain accurate and complete records regarding preventative maintenance, service requests, water supply system, etc.
• Maintain inventory of parts & supplies
• Maintain property grounds: mowing, weed removal, tree trimming, leaf removal, sweeping, trash pickup, some snow removal, etc.

• Previous property maintenance experience preferred
• Previous experience in plumbing, electrical & lawn care helpful
• Customer service skills
• Ability to work alone
• Attention to detail
• Verbal communication skills
• Must be available on an as-needed basis for after hours and on-call emergency services
• Current driver’s license and personal vehicle to run errands

• Constant need to be on feet
• Bend/stoop/squat to perform routine maintenance, repairs, pick up tools and needed equipment. Dispose of heavy items from homes to curb, etc.
• Push or pull and operate equipment: riding mower, push mower, weed trimmer, brooms, shovels, chain saw, hedge trimers, snow blower, etc.
• Drive golf cart or mule
• Reach above shoulders to perform maintenance repairs, stock & remove equipment, parts etc.
• Climb ladders
• Grasping/gripping/turning of tools & equipment
• Hand dexterity to handle tools and perform repairs
